The Problem
A homeowner in Attadale contacted Swan’s Professional Plumbing after the hot water had slowed to a trickle through the whole house. The solar hot water system was on the roof, so that’s where the answer was.
The home was only about a year and a half old, and we’d seen this fault recur at the house before.

Our Solution
We got up on the roof and pulled the temperature mixing valve apart, and found the hot side completely blocked. The hot relief valve was partially seized as well, leaking constantly and not shutting off.
We then:
- Cleaned out the temperature mixing valve
- Reassembled and refitted the mixing valve
- Replaced the hot relief valve
Because the fault had come back at a house this new, we also put it in writing that the owner should pursue the builder’s warranty rather than keep paying for the same repair.

The Result
Full hot water was restored, with no new system needed. The total cost of the job was $407 including GST.
This Attadale job is a good example of why no hot water doesn’t always mean a new system. When a valve is the problem, it’s a repair, not a replacement. You can see more examples in our hot water repair cost guide.
Sometimes the most valuable thing on the invoice is the advice.
