The Problem
A homeowner in Kewdale contacted Swan’s Professional Plumbing about a hot water repair. Their hot water was lukewarm and the temperature kept fluctuating.
That combination is the classic sign of a failed tempering valve, the safety valve that mixes hot and cold to a safe delivery temperature.

Our Solution
We confirmed the tempering valve had failed. While we were there, we also found the relief valve had seized, past the five-year replacement interval marked on the unit, so the customer had it replaced in the same visit and saved on a second call-out.
We then:
- Replaced the failed tempering valve
- Adjusted the pipework to suit the new valve
- Replaced the seized relief valve
- Tested everything and cleaned the site

The Result
The existing hot water unit lives on. The total cost of the job was $826.87 including GST.
This is the job that surprises people: what feels like a dying system is often a couple of hundred dollars’ worth of valves, not thousands for a new tank. You can see more examples in our hot water repair cost guide.
